A Roof Integrity Report is a specialist roofing inspection and condition report designed to give customers a clearer understanding of the visible condition of a roof, the issues identified and what may need to be done next.

It is particularly useful when practical roofing information is needed rather than simply a general property overview. It does not replace a full property survey.

Where safely accessible and within the agreed scope, the inspection may consider:

This may include closer examination of specific areas, additional loft inspection, investigation of suspected water ingress, additional photography, follow-up inspection or concerns raised by another professional.

Any intrusive or additional investigation is subject to safety, access, permission, suitability and agreement before work is undertaken.

Any costs included within the Roof Integrity Report are indicative estimates based on the defects and condition visible and identifiable at the time of inspection.

They are provided to give you a realistic guide to the potential cost of the recommended works and are not a final quotation or a guaranteed repair price.

Where areas are concealed or inaccessible, additional defects may only become apparent once work begins. For example, hidden timber rot, concealed water damage, defective roof structure or other defects that could not reasonably be identified during the inspection may affect the final cost of the works.

If you wish to proceed with any recommended repairs or remedial works, A.J.R Roofing Services can arrange a further visit where required to confirm the scope of works and investigate any relevant areas in more detail.

A.J.R Roofing Services can carry out the repairs and remedial roofing works identified within the report, where suitable and agreed with you. Following any further assessment, a properly worked-out, detailed quotation will be provided for the agreed works before any repair work proceeds.

Quotation validity & changing costs

Any quotation provided is based on the material, labour and other associated costs applicable at the time the quotation is prepared.

Material prices, labour costs and other associated costs can change over time. If a quotation is accepted significantly later than the date it was issued, A.J.R Roofing Services reserves the right to review and, where necessary, update the quotation to reflect any significant changes in costs. Any revised price would be discussed with you and agreed before the work proceeds.

The report covers roofing and associated roofline or rainwater elements; it is not a structural survey, RICS Home Survey, valuation, legal advice or replacement for a full property survey. Further specialist investigation may be recommended. Indicative costs are estimates and final repair costs can vary with access, materials, damage, concealed defects and site conditions.
